Allenby Commercial announces major acquisition as Hayley Group takes The Trade Yard Scunthorpe to capacity

The area of the Normanby Enterprise Park development which has been secured by Allenby Commercial as part of its next major investment in the Scunthorpe area.

A DEVELOPMENT company based in Hull is planning to increase its investment across Northern Lincolnshire after letting the last unit at a site in Scunthorpe which has created 40 jobs since opening in 2017.

Allenby Commercial has welcomed Hayley Group to The Trade Yard Scunthorpe, where the nationwide engineering supplies group joins other established operators including Tool Station, Howdens Joinery, Motor Parts Direct and Valley Carpets.

Allenby is now poised to complete the acquisition from North Lincolnshire Council of a nearby site of more than 12 acres which forms part of the flagship Normanby Enterprise Park development.

The company is also preparing to develop The Trade Yard Immingham and is reporting strong interest in The Trade Yard Beverley, which earlier this year added Hodgson Sealants to a portfolio of tenants which includes Screwfix, Topps Tiles, Bartoline and Derbybeech.

The Trade Yard concept was launched in Beverley and has been particularly successful in Scunthorpe following Allenby’s decision to sell Parkway Business Park in 2015 and Westside Business Park in Grimsby in 2017.

Andy Hayton, a Director of Allenby, said job creation is at the heart of the company’s strategy, and the continuing investment will build on that.

He said: “We developed The Trade Yard Scunthorpe from scratch into a site of more than 27,000 square feet and we are delighted with the calibre of businesses which have moved in, creating 40 jobs since the opening of Tool Station in 2017

“Normanby Enterprise Park occupies more than 90 acres in total and is already established as a major cluster for distribution, manufacturing and food and drink. We expect to complete the purchase of six acres from North Lincolnshire Council in a matter of weeks and we will then secure the other half of the 12-acre plot.

“We are already receiving enquiries about the site and are working with our designers and architects to produce options for industrial and commercial buildings. We will also offer design and build opportunities from 10,000 square feet.”

The Trade Yard Immingham will be developed to the same standard as the other Trade Yard projects and aimed at the trade counter sector, with units available to buy or let between 2,000 and 35,000 square feet and design and build options also on offer at a site of nearly three acres.

Andy said: “It will be another modern industrial development and the location couldn’t be better – very close to the docks in Immingham and only two miles from the A180. The area between Grimsby and Immingham has become a magnet for major investment with the Humber LEP and the Greater Lincolnshire LEP committing significant funds to support existing businesses and attract new investment.”

David Williams-Berry, Business Development Manager of Hayley Group, said the opening of Hayley Lincolnshire at The Trade Yard Scunthorpe is part of a programme of investment to expand the company’s footprint throughout the north of England.

During 2018 Hayley Group completed the acquisition in Hull of Swan Industrial Drives, a family owned business which had been supplying engineering firms since 1984. This week the company opened Hayley Leeds Bradford as a new outlet. It is also working on relocating its site in Normanton.

David said: “The business has a national footprint suppling engineering essentials and consumables. We have sites in Kings Lynn and Nottingham but we didn’t have anywhere in North Lincolnshire and The Trade Yard is ideal.

“We are opening with five people and we expect to increase that to 10 over the next 12 months. It’s a great location which enables us to cover the entire North Lincolnshire area. We have 47 branches around the UK and we are looking to make more acquisitions.”
